Welcome to the De Lumine Design website.

I started De Lumine Design because I was impressed with the workflow improvements for architecture and construction using lidar and 3D scanning. De Lumine Design is a family run home based company specializing in architecture photography and scanning, This is currently a part time job as we evaluate if this is a sustainable business. Even though this is not our full time job, making this venture successful is important to us, and that makes your project important to us too.

Architectural Services

De Lumine Design uses the Matterport Pro 3 camera, which uses a high-precision LiDAR sensor and a digital camera to scan indoor and outdoor environments. The digital scan can be used to produce the following types of files to assist with project design:

  • Virtual Tour Walkthrough:
    This is a 360 degree panoramic view from many different locations at the site, useful for remote inspection or as-built review. Virtual tours can be integrated into Procore, which allows remote colaborators better understanding of site conditions. Additionally, RFI's can be created and responded to from within the virtual tour. One very helpfull feature is the measurement tool, which can be used to make accurate measurements from inside the walkthrough.

  • Color Isometric Images:
    Useful as a reference layer to draw existing conditions with CAD software.
    Floor PDF, Ceiling PDF

  • Architectural Plans:
    Floor plans and reflected ceiling plans with key dimensions and scale. Plans can include architectural, MEP systems, and furniture

  • CAD and BIM Formats:
    More detailed than the architectural plans, and can be edited with coresponding design software. These files can be 2D or 3D and can include architectural, MEP systems, and furniture.

  • Point Couds and 3D Mesh:
    Useful as a reference when creating a new 3D CAD or BIM design.

    If the standard files don't meet your requirements, we can create custom files as needed.

    By recording a virtual tour before and and after a construction project, a combined walkthrough can show both tours at the same time.

Real Estate Services

Matterport virtual tours are commonplace in real estate. De Lumine Design uses Matterport's latest camera, the Pro 3. This camera offers improved accuracy, range, and can capture outside spaces with the same quality as inside spaces. De Lumine Design can also create 3d tours with 3D Vista.

  • Matterport Virtual Tour Walkthrough:
    Matterport tours offer the following advantages compared to 3D Vista tours.
    • Standardized experience that buyers are accustomed to, creating an intuitive experience.
    • Integrated into Realtor.com
    • After the scan, the tour creation is automatic so the tour is available quicker.

  • 3D Vista Virtual Tour Walkthrough:
    Similar to a Matterport tour, 3D vista tours offer some advantages to Matterport tours.
    • Ability to create a more focused & streamlined tour
    • More options for branding, media integration, and customization.
    • Options for higher resolution
    • The tour cam be hosted for free on De Lumine Design's website or on the customer’s website.

  • Schematic Floor Plans:
    Schematic floor plans provide an overview of a building. The plans show room dimensions, furniture, and appliances but the dimensions are approximate and the furnishings are simplified.
